The RAM Partners senior leadership team brings more than 150 years of combined industry and management experience, including 89 years total within the RAM Partners organization. Along the way, each member has gained insights into the value of encouraging entrepreneurial thinking and a commitment to excellence. Empowering our people is a top priority and comes quite naturally.
Bill Leseman serves as the Chairman and President Partner of RAM Partners. Bill joined RAM Partners in 1995 and refined the company’s mission into what it is today. Bill’s ability to build enduring partnerships is a testament to his ethics and success. He has always understood the importance of listening to and respecting one’s business partners, employees, and customers. As a result, RAM has a long track record of successful and repeated partnerships. These range from entrepreneurs and land developers to institutional investors and financial institutions. He continues to provide invaluable leadership, inspiring the organization and guaranteeing the delivery of our promise.
With over 30 years in property management, Bill has managed and partnered in some of the most forward-thinking multifamily companies in the nation. He is responsible for over 1,600 employees at RAM Partners spanning 20+ states and 45 markets.
As Chief Operating Officer of RAM Partners, Corey Williams leads the strategic direction of the company. Williams has worked with RAM Partners since 2005, most notably as Executive Vice President of Operations. In previous roles, Williams served as Area Vice President, Special Projects Coordinator, and Property Manager. His focus on innovative thinking has resulted in a unique and talented workforce that holds integrity, inclusion, and collaboration in the highest regard. As Executive Vice President, Williams fostered a highly successful and synergistic workplace, one which he continues to cultivate as COO.
Since joining RAM Partners in 2005, he has overseen the acquisition and repositioning of more than 30,000 apartment homes, with a value exceeding $4 billion. He also successfully expanded RAM Partners’ operations to include more geographic locations in the Western US, Florida, and Texas. Currently responsible for the performance of RAM Partner’s 70,000+ units and 1,600+ employees, Williams continues to grow the RAM Partner’s presence throughout the US with more than 10,000 units in the RAM development/ acquisition pipeline. Williams holds a Bachelor of Business Administration from the Neeley School of Business at Texas Christian University.
Brenda Lindner serves as the Executive Vice President and Managing Partner for RAM Partners. With over two decades of property management experience, Brenda oversees all aspects of RAM’s property management division and provides direct leadership to our Area Vice Presidents as well as our Training and Marketing Departments. Currently overseeing a $10 billion portfolio and pipeline across 10 states she provides support and strategic business plans for all assets. Brenda specializes in architectural and interior planning for multi-use development projects as well as creating all market data for land acquisition and city planning.
During her career with RAM Partners beginning in 1995, Brenda has successfully managed all aspects of over 50,000 units of lease-up communities including market research, design, branding, and operations. Brenda continues to oversee all new development assets in RAM’s major markets. Brenda serves on the Atlanta Apartment Association Board and sits on the University of Georgia RPM advisory board. Brenda has been a speaker with NMHC and The National Apartment Association along with serving as a trainer with the Atlanta Apartment Association as well as serving on the Board of Directors for IREM (Institute of Real Estate Management). Brenda earned her Bachelor of Science in Business at Illinois State University and holds a Certified Property Manager designation from the Institute of Real Estate Management.
Grant Rice serves as the Chief Financial Officer and Managing Partner at RAM Partners. With more than 20 years of real estate accounting and financial reporting experience, Grant Rice oversees accounting, property management software, and other accounting and financial support functions. He joined RAM in 2017 and is responsible for timely and accurate financial reporting to our clients. He earned a master’s in accounting from the University of Alabama and is a licensed CPA in Georgia.
Along with Grant’s role in finance, he heads the RAM Partners philanthropy division, RAMgives. This division of RAM maintains a focus on the housing industry for those in need as well as the RAM internal employee assistance program.
Russell Church is the Executive Vice President at RAM Partners, bringing over 30 years of extensive experience in the multifamily industry, spanning ownership and management. He currently oversees a portfolio of 130 communities, totaling more than 30,000 units, ranging from Class A lease-up communities to value-add assets in the B/C asset class. In his role, Russell provides direct leadership to Vice Presidents and oversees RAM’s Ancillary Services and Revenue Management Departments.
Throughout his career, Russell has collaborated with ownership groups to develop and implement operational strategies that optimize community performance. His experience includes elevating portfolios through capital projects, unit upgrades, and asset acquisitions, making him a key player in both operational execution and financial strategies.
Before joining RAM, Russell spent 17 years as one of RAM’s clients, managing a diverse portfolio across multiple states. His leadership was pivotal in enhancing asset value and leading various financing activities for ownership groups.
Russell holds a double major in Finance and Management from Virginia Tech’s Pamplin School of Business and is a Chartered Financial Analyst (CFA). He also holds several designations related to affordable housing, including HCCP, TCS, FHC, CPO, and COS. His expertise, industry insight, and dedication to operational excellence have made him an invaluable leader in the multifamily industry.
Susan Brown joined RAM Partners in 2005 and currently serves as Vice President of Operations with a portfolio of properties in Alabama, Colorado, Florida, Georgia, and Wyoming. With oversight of fiscal accountability, marketing, personnel, and physical asset management, she has managed a diverse mix of communities from lease-up and rehab to Tax Credit and Section 8 properties. Sue currently oversees over 6,500 units within RAM Partners. She currently serves as a leader for RAMgives, extending RAM’s corporate philanthropy projects throughout the country. She oversees the RAM corporate administrative team providing accurate reporting to ownership groups on a weekly, monthly, and annual basis.
Prior to joining RAM Partners, Sue worked in various roles in the multifamily industry giving her the groundwork for her success at RAM Partners. She graduated from the State University of New York. Her many accolades include RAM’s Area Vice President of the Year award.
Steven Faltz joined RAM Partners as a Vice President in 2022 and currently oversees the RAM Partners’ growing Southwest-based portfolio including Arizona, Arkansas, Louisiana, Oklahoma, and Texas. Steven’s strengths include team building and mentoring, client relations, and critical thinking/problem-solving. His experience runs the full spectrum of property management including renovation/repositions and development/lease-ups in Class A, B, and C assets. He holds both designations of ARM and CPM
Prior to joining RAM Partners, Steven held leadership roles at JLB Partners, Cottonwood Residential, BH Management Services, and Equity Residential.
John Carpenter is a licensed CPA in the State of Georgia and serves as The Vice President of Accounting for RAM Partners. Prior to joining RAM in 2017, John worked in real estate accounting for ten years for major real estate developers, investors, advisors, and managers, including a publicly-traded REIT. John has developed, overseen, and been responsible for accounting teams and reporting for various types of entities, including corporate and joint venture entities, real estate funds (and related investor reporting), as well as property-level accounting for various property types, including office, retail, multifamily, and hotels. John holds a BBA in Accounting from Kennesaw State University.
View BioCaroline Dunaway recently rejoined the RAM Partners executive team as a Group Vice President of Operations. In this role, she leads properties across the South Central and Southeast regions, providing direct leadership to her Area Vice Presidents. Her experience runs the full spectrum of property management, including renovation/repositions, acquisitions, and a concentrated focus on new development/lease-ups including market research, design, branding, and operations. Caroline is known as a leader who has a passion for training, developing, motivating, and mentoring her teams.
Prior to rejoining RAM Partners, Caroline held multiple executive roles in all areas of property management, including New Business Development. Caroline is a long-standing member of the Atlanta Apartment Association, National Apartment Association, and National Multifamily Council.
Karin joined RAM Partners in 2019 and brings more than 20 years of Human Resources experience in both the hospitality and retail industries. She is a true business partner with a proven track record in employee relations, talent management, and organizational development. Karin manages the RAM Partners’ Human Resources Team in the RAM Atlanta office. Her team provides support in recruiting, training, payroll, and benefits. Karin and her team are responsible for the 1200 employees that currently call RAM their “work home”.
Karin started her HR career at McDonald’s Corporation and worked her way up to HR Manager supporting both staff and franchisees in the Southeast. As a Senior HR Manager at Aaron’s, Inc., Karin partnered with leadership to drive culture and engagement. Karin, an Atlanta native, has a BBA from the University of Georgia. She earned her PHR in 2001 and is a member of SHRM Atlanta.
Josh has been integral to The RAM team for over a decade, demonstrating exceptional leadership and expertise in various roles. Since joining RAM in June 2013 as a Maintenance Supervisor in Nashville, Tennessee, he has consistently showcased his skills in daily operations, emergency management, and maintenance and repair. His journey with RAM Partners has seen him excel as the Regional Director of Maintenance and Construction from May 2019 to May 2023, where he led numerous capital improvement projects and provided technical advisory across multiple regions.
Josh further honed his project management, construction management, and preventive maintenance skills in his most recent role as the Director of Maintenance and Construction from April 2023 to July 2024. His contributions have been pivotal in ensuring the safety and efficiency of our construction operations.
Austin Lansing is a seasoned executive with over 10 years of industry experience, currently serving as the Vice President of Business Systems at RAM Partners LLC. In this role, he is instrumental in optimizing operational efficiency and driving innovative technological solutions that align with the company's strategic goals.
Austin holds a Master’s Degree in Applied Computer Science from Columbus State University, providing him with a robust foundation in both technical and analytical disciplines. His extensive experience enables him to effectively bridge the gap between technology and business operations, ensuring seamless integration and improved performance.
Recognized for his collaborative leadership style, Austin fosters cross-functional teams and empowers employees to contribute to creative problem-solving initiatives. His vision focuses on leveraging technology to streamline processes, enhance data-driven decision-making, and elevate overall organizational performance.
Kelly Marchbanks joined RAM Partners in 2002 and oversees a diverse portfolio of properties in Alabama, Georgia, and South Carolina. With more than 25 years of apartment industry experience, she supervises interior and exterior renovations, and develops and implements property specific marketing strategies. She attended the University of Georgia and Georgia State University.
View BioAs Vice President, Janice Garber oversees a portfolio of communities from the RAM Partners Columbus, GA office. Her portfolio spans GA, AL, and Florida. and consists of over 2,200 units. Janice has worked for RAM Partners for over 5 years. Prior to RAM, Janice served as the COO for Greystone Properties.
Janice is a member of the Women’s Leadership Council of the United Way, a member of the Columbus Apartment Association (GA), and a member of the SHRM –local chapter in Columbus, GA. She
attended Providence College in Providence Rhode Island, majoring in English.
View BioAs a Group Vice President for RAM Partners, Lady Neira oversees portfolios spanning several regions throughout the US. Lady joined RAM Partners as and Area Vice President in 2018 with over 20 years of experience in the multi-family industry. Her previous experience includes working in private companies and REITS. During this time, she has directed operations on various assets including garden style, mid-rise, and high-rise communities. Prior to joining the Property Management industry, Lady worked in hospitality at the Ritz Carlton Hotels.
View BioSarah Loggins joined RAM Partners in 2009 and is currently responsible for all aspects of onsite property operations and leasing at RAM Partners. Sarah started as a Leasing Manager at RAM and quickly advanced to Property Manager and soon after, Area Vice President. She directs all project performance reporting, rent revenue strategies, and all revenue and expense facets. Sarah also currently oversees a $1.5 billion portfolio based primarily in Tennessee, Florida, and Arkansas as well as heading several major projects within RAM Partners such as new development/ lease-up policy and training. Sarah brings a wealth of experience in managing properties ranging from class AA to class C and mixed-use developments as well as over 15 new development/ lease-up projects in major Southeastern markets.
Prior to joining RAM Partners, Sarah worked for JPI specializing in the student housing market. She is a long-standing member of the Greater Nashville Apartment Association and the National Apartment Association.
Shari joined RAM in 2014. She serves as Vice President of Operations after a promotion from Area Vice President and was named Area Vice President of the Year in 2017. In her current role, she oversees all aspects of property management and provides support to local Area Vice Presidents for a portfolio of over 4000 units based in Florida. Shari specializes in class A+ luxury assets and Lease Up Communities. Shari brings nearly 30 years of multifamily industry experience to RAM . Prior to joining, she served as Director of Operations, Director of Revenue Management, and Divisional Manager for both REIT’s and privately held institutions.
Shari graduated from Syracuse University with a bachelor’s degree in hospitality management.
View BioAmanda joined RAM Partners in 2016, after beginning her career with lease-up projects and LIHTC acquisitions in Central Florida. Later, Amanda worked in military housing and was responsible for managing multiple high-profile transitions and stabilizing struggling portfolios throughout the country. Currently, Amanda oversees a diverse portfolio throughout the Southeast Region including lease-up properties, value-add and stabilized assets.
Amanda has earned her Certified Property Manager (CPM) designation from the Institute of Real Estate Management. She has also been featured in UNITS magazine and received the award for Area Vice President of the Year with RAM Partners.
View BioMelanie joined RAM in 2000. She serves as a Vice President of Operations after a promotion from Senior Area Vice President and was named Area Vice President of the year in 2022. Melanie oversees a portfolio of assets and Area Vice Presidents in Georgia and North Carolina. In her career with RAM Partners, she has had vast experience overseeing a full spectrum of properties including luxury lease-up properties, “B” assets, value-add properties, and affordable housing assets. Melanie’s passion is with her teams and has been successful in retaining employees for several years. She loves to train and develop her teams which is part of the mentoring program with RAM that makes RAM teams so successful.
View BioCasey started with RAM Partners in 2016 as a Property Manager in Nashville, TN. With almost 20 years of experience in the property management industry, Casey has found success in promoting a strong work ethic and a positive culture among his coworkers and employees. Prior to joining RAM, Casey began his career in property management as a Groundskeeper in Auburn, AL. Since then, he has held positions of Maintenance Technician, Maintenance Supervisor, Leasing Consultant, Assistant Property Manager and Property Manager in the Nashville, TN and Birmingham, AL Markets. Casey oversees a diverse portfolio of Class “AA” to Class “C” Stabilized and Lease Up communities in Alabama, Tennessee and Montana.
Casey believes that a diverse knowledge base and a “do whatever it takes” attitude provide the residents and clients a product and services that separates RAM Partners from other property management companies. His core beliefs include intelligence, empathy, and the mindset to do the right thing every time.

This national team is responsible for supporting onsite teams in all aspects of property management from marketing and training to facilities management and technical operations.
Our “flattened” management approach empowers management at all levels to be proactive problem solvers encouraging smart decisions and excellence in service.
Tanya Anderson joined RAM Partners in 2006 and in 2019 stepped into her current role as IT Manager. During her time at RAM Partners, Tanya has worked on projects in multiple disciplines including standard property reports, due diligence inspections, brand management, form standardization, project management of office relocations, and more. As IT Manager, Tanya directly oversees all corporate office IT operations in addition to managing partnerships with 3rd party vendors providing technical services to on-site teams. She also coordinates with RAM’s Training, Marketing, and Business Systems teams to provide optimal functionality for all RAM employees.
Prior to joining RAM Partners, Tanya worked for a private investment firm owning several multifamily assets and has also managed a family-owned restaurant & deli.
As the Director of Business Systems Support and Training, Pollyanna Daniel oversees the Yardi helpdesk and integrates systems training across the organization. Holding a Master’s in Education with a focus on Adult Education and Organizational Development from the University of Georgia, she plays a key role in systems rollout projects and collaborates closely with the operations team to develop comprehensive training programs.
Pollyanna's commitment to enhancing operational efficiency and fostering a culture of continuous improvement helps both teams and clients thrive. Passionate about optimizing workflows, her strategic approach empowers her team to consistently deliver outstanding results in the dynamic property management industry.
Outside of work, Pollyanna enjoys spending time with family and exploring the outdoors, balancing her professional ambition with a dedication to personal growth and community involvement.
Jad Dersham joined RAM Partners in 2010 as a Leasing Consultant in Nashville Area. Jad quickly found success in leasing and marketing, working his way from Leasing Consultant to Property Manager. Now the Director of Digital Media for RAM Partners, Jad Dersham oversees the training and implementation of RAM communities' online presence and online reputation management. His responsibilities also include coordinating SEO & SEM, Social Media Management, marketing vendors, and overall technology integrations.
Over the course of his career with RAM Partners, he’s had a series of successful lease-ups and earned recognition from RAM Partners including Leasing Consultant of the Year in 2012, Managing a Lease-up of the Year in 2015, and Corporate Associate of the Year in 2017. He joined RAM’s corporate team in 2016 as the Director of Digital Media.
Karon Goodrum has 25 years of experience with RAM Partners and currently oversees all corporate administrative operations. Karon joined RAM Partners in 1997 as an Administrative Assistant and was promoted to office manager in 2016 where she oversees the company’s administrative department. Karon’s team of 9 oversees all RAM Partners’ acquisitions/ dispositions, due diligences, corporate policies and supports the corporate operations team. Karon has more than 40 years in the apartment industry with a vast knowledge of all aspects of the industry both on site and at a corporate level.
Before joining RAM partners, Karon served as a property manager in the Texas Market for 15 years where she held her CAM designation. Karon’s property sizes ranged from 240 units to 850 units. Karon has been a corporate employee of the year award winner 4 times during her time with RAM Partners and is actively involved in several committees at RAM Partners.
Trent Jones joined RAM Partners in 2021 bringing over 23 years of experience to the marketing and training division. His career path in the multifamily industry started as a Leasing Consultant, promotion to Assistant Manager, and advanced to managing student housing and new development lease-up communities throughout the Southeast. Trent currently oversees digital marketing projects along with branding for specific development pipelines. Trent is the RAM liaison for the National Apartment Association along with local apartment associations throughout the country.
Prior to joining RAM Partners, Trent’s experience in the industry included his role as Director of Marketing and Training overseeing all aspects of marketing efforts including website design, social media, advertising, and promotional campaigns on all new development and fee-managed assets. Trent also coordinated and facilitated training for the onsite teams. Trent received a Bachelor of Business Marketing from the University of Phoenix in 2010. He is a member of the Atlanta Apartment Association and holds the Certified Apartment Manager designation.
Scarlett joined RAM in 1991 after working in the banking industry for eight years. As Controller for RAM Partners, Scarlett King leads the corporate office accounting team. She is responsible for recruitment, training, and mentoring of accounting staff. She was instrumental in the development of our accounting policies and procedures and has extensive knowledge of our software reporting packages.
She works closely with our operations team and clients alike to ensure accurate, timely, and compliant financial reporting and cash management. Scarlett willingly shares her three decades of property management accounting knowledge and provides hands-on support and consulting to her group.
Scarlett has earned recognition throughout her tenure with RAM Partners, including RAM Corporate Employee of the Month and in 2003 was named RAM Corporate Employee of the Year. She attended the University of Georgia and previously served on the TRI-PTC Board of Directors for triathlons, has participated in several long-distance races, and regularly volunteers at local charity events.
Amy MacArthur joined RAM in 2023 and serves as RAM’s Corporate/ JV Controller. Amy is a licensed CPA in the state of Georgia and has over 15 years of experience in accounting and financial reporting. Prior to joining RAM, Amy worked in Public Accounting for eight years. After that, she led accounting teams and reporting for many types of entities, such as corporate and joint venture entities as well as various property-level entities, including multifamily, commercial, and self-storage. Amy is a graduate of East Carolina University where she earned a BBA in Accounting and an MBA.
Steven joined RAM Partners in 2015 as a property manager in Atlanta, GA bringing several years of multifamily experience with him. Steven currently serves as The Director of Ancillary Services for RAM Partners overseeing all national vendor agreements as well as legal compliance with all lease documents. He oversees all revenue management programs for RAM Partners and all renter’s insurance programs. Steven’s success as a property manager and traveling success manager has led to his vast knowledge of active operating platforms.
Prior to joining RAM Partners, Steven worked in several positions in property management including property manager, bookkeeper, assistant manager, and leasing consultant. Steven holds a BA in Business Marketing from Morehouse College.
Heather Straley joined RAM Partners in 2018 as an Area Vice President responsible for the oversight of several properties throughout the Midwest. In 2021, Heather combined her talent for analytics and leadership and started an internal revenue management group at RAM in order to help RAM better maximize property revenues and stepped into her current role as the Director of Pricing and Revenue Management.
Heather is a RealPage® certified revenue management professional with certifications held for both YieldStar® and AI Revenue Management®. She is especially skilled at building effective, productive, and strong working relationships with investors, vendors, and staff members. Heather has a strong understanding of fiscal responsibility, reporting, forecasting, and planning. Her "can-do" attitude motivates others around her, while ensuring each asset operates efficiently and meets or exceeds expectations.
Prior to joining RAM Partners, Heather held multiple executive roles including Regional Manager, Asset Manager and Development Manager. With 20 years of experience, she is versed in all aspects of producing and operating student, senior, multifamily, and income-restricted housing. Heather is a graduate of Northwood University, where she majored in Business Management and Marketing and earned a bachelor’s degree in Business Administration.
Bevan White joined RAM Partners in 2021, bringing over 25 years of Property Management experience. Bevan manages both corporate and community marketing efforts as well as client relations for RAM Partners. Bevan oversees all branding for new development projects working closely with ownership groups to create the overall brand for each new community. Bevan serves on the RAMgives committee ensuring the company maintains a strong philanthropic presence throughout all the communities where RAM has a presence.
Prior to Joining RAM Partners, Bevan worked primarily as a marketing professional in the Nashville, Denver, Atlanta, and Los Angeles markets, he has a proven track record in the digital marketing arena as well as leading new construction and development projects as an internal brand manager. His experience also includes working in the advertising field with a national vendor in the apartment industry. Bevan earned a BFA specializing in corporate marketing from Auburn University and currently serves on two national advisory boards for digital suppliers in the Multifamily Industry.
Michael Wise is the Director of Training, a role he took in 2016 after starting in leasing with RAM Partners in 2002. His emphasis on service excellence helped position RAM employees for growth and led to the expansion of his role to include Director of Employee Culture in 2021. He has presented at Apartment Associations in Atlanta, Knoxville and Chattanooga as well as nationally for the National Apartment Association (NAA) and vendor industry events. Michael oversees RAM University, which held over 450 live classes in 2020. Michael hosts the annual RAM SUMMIT, monthly “Good News” companywide calls, and events throughout the year, such as Employee Appreciation Week and numerous social media events. His motto, “People lease because of People” sums up his conviction that bettering the employee benefits everyone.
View BioSteven joined RAM Partners in 2005 and oversees the Business Systems department at RAM Partners. Steven ensures that RAM onsite and regional teams are fully supported in all programs that are used for property operation. He is responsible for all software programs ensuring they effectively handle the RAM Partners business processes. He manages all 3rd party support relationships with Yardi and its integrated software. Steven manages a complete support team that provides training and support for RAM’s 200+ communities throughout the country.
Prior to RAM Partners, Steven worked in various on-site positions as well as corporate support roles. He earned a B.S. from Kennesaw State University as well as serving in the US Navy.
