Record-Breaking Momentum of New Class-A Multifamily Project in One
Atlanta (Nov. 15, 2021) — 565 Hank in Summerhill, the new Class A multifamily property that serves as the gateway to one of Atlanta's oldest neighborhoods, is 80% leased with a projected stabilization date by year-end, RAM Partners announced today.
The speed and momentum of the lease-up is unprecedented in an emerging market. 565 Hank, developed by Atlanta-based developer Carter, anchors the 80-acre redevelopment of the former Turner Field property, now owned by Georgia State University and Carter.
The 306-unit luxury building is situated alongside Georgia Avenue, Carter’s redeveloped retail corridor featuring restaurants from award-winning chefs and restaurateurs, boutique retailers and essential service providers.
RAM Partners, an award-winning, full-service property management company, is driving the leasing at 565 Hank. Carter involved the RAM Partners team early in the development process, enabling RAM to inform the pre-construction and design phases, which led to a best-in-class facility that was set up for successful leasing and resident satisfaction.
"We built relationships with GSU, new local businesses and retailers in the Summerhill area early on," said Kelly Marchbanks, RAM Partners Group Vice President. “The amenities, location and our experienced team all contributed to the success of 565 Hank."
Community leaders and the city leveraged the Atlanta Braves’ 2017 move to Cobb County to spark reinvestment in the community. Georgia State University moved into the stadium and made plans for two additional major athletic facilities – a Convocation Center, opening in 2022, and a future baseball and softball complex which will be built within the footprint of Atlanta-Fulton County Stadium, the site of Hank Aaron’s record-breaking 715th home run.
Carter, in partnership with Healey Weatherholtz Properties and K. King & Co., worked to invigorate the urban core and set a collaborative vision for the remainder of the future mixed-use project, of which 565 Hank is a vital component, offering much-needed, quality rental housing for the neighborhood.
Completed in June, 565 Hank includes one-, two- and three-bedroom apartments, as well as six live-work units. Of the one- and two-bedroom residences, 31 are reserved for renters earning 80% of the area median income. The design by RJTR brings neighbors together with two exterior courtyards featuring a variety of amenities including a pool, multiple seating areas and grilling stations.
The ground-level retail along Hank Aaron Drive will include a mix of restaurants and service providers, including Hodgepodge Coffee House, creating additional space for future residents, employees and Summerhill neighbors to connect.
